In 2012 San Antonio reported the highest RISI (residential income segregation index) score in the country. The Boston Commons represents a model of urban living in San Antonio which is geared toward building community.  A mix of small rental unit types allows  more space for landscaped recreational areas and shared gathering spaces. An internal pedestrian spine connects individual porches and front doors to a communal garden, bike storage area and embanked parking while serving double-duty as a low impact development feature.

The neighbor to the east (shown above) was simultaneously designing the addition and restoration of their 1910 folk-Victorian home. By responding the home’s proportions and view corridors, Boston Commons creates a dialogue with its context and inclusivity that extends beyond property lines.

Early design studies explore the relationships between buildings and neighbors, leveraging the topography and grading to subtly differentiate private, semi-private and public spaces. Every rental unit has access to a private porch with views of the city skyline or of the communal gardens. 

Cisterns and individually metered solar arrays promote environmental awareness, grounding residents’ vital role as agents and stewards of their community.

Construction is in progress and Boston Commons is expected to complete construction in Jan., 2021.
